This house plan would work well as a getaway second home or a peaceful primary residence on any site that has a view to be captured. This plan is a great mix of flexibility, luxury, and efficiency. This home also incorporates many of the popular modern green features such as an open floor plan, proper passive solar design, and a roof deck with a garden\green roof. First level floor plan The floor plan is open without being wide open. Our design team created an entry sequence that includes dual coat closets as well as a bench and cubbies for removing boots and shoes. The desk niche in the main living space is tucked away in the upper living room wall. Double access to the first floor bathroom allows one of the downstairs bedrooms to serve as a guest master suite if desired. This oversized room also doubles as a laundry room. By consolidating functionality and removing the need for an additional half bathroom a considerable amount of money is saved. One of the core design ideas which makes this home so space efficient is the absence of wasted hallway space. The first floor hallway features built in book shelves transforming a transitional space into a mini library. The form of the house allows for 2 different decks on the first floor each with different degrees of privacy. The main deck off the living are provides the indoor outdoor lifestyle that is desirable in a rural home. The private deck off the first floor bedroom is shield from the rest of the house and features a built cove seating. The bedroom closest to the living area could double as a study. Second level floor plan The 2nd floor features 2 different accessible roof decks with a generous master suite in between. The master suite features a walkthrough dressing room with natural light. The design team envisioned to distinct types of roof deck spaces. One area could be used to create a private roof deck garden or an intimate setting for a hot tub while the larger area would be great for entertaining and sunbathing. Roof decks with their higher elevations are great for capturing views or providing privacy for sunbathing if your lot is property is not quite as secluded as you would like. Dining Room/Kitchen The combination kitchen dining room represents one of the most popular and talked about features in housing today. This integrated open space creates easy flow between food preparation, and consumption. Also the white and gray overtones represented in this renderings palette create a wonderful blank canvas from which art, window views, and even meals can be highlighted. With ample pantry space and clever built-ins this combination room can meet the needs of even them most demanding entertainers. Living Room The openness of this living room space creates great flow between the different living and lifestyle activities that go on in ones home. From cooking in the kitchen to play a rousing game of Trivial Pursuit in the living room, this connected space will lead to many great parties (and memories). As with many homes today, gone are the formal separations of rooms buy purpose, instead this plan allows its owner to defined space and how it will be used. One example of a clever way to personalize this open space is the built-in desk in the living room. Roof Deck This design was created as a nice mix between modern luxury and affordability. Windows were used strategically instead of excessively in an effort to avoid some of the high constructions costs associated with typical custom modern homes. Features like roof decks and bi-folding doors can add to the construction costs but really provide the connection to the outdoors that today’s homeowner desires. The roof design of this plan allows for the collection of rainwater to be used for a roof deck garden. The flat roof features a gentle tapering that brings water to a single downspout. A rain water barrel on the roof deck level captures rainwater for usage in the garden. The roof of the 2nd floor suite would be a great place for solar panels and is large enough to accommodate a solar array that could make this house a zero energy house. Passive design was carefully considered and the construction drawings include details for providing passive shading devices that will keep the summer sun out while letting in the winter sun.
